    I've put together this overview of the home buying process to help you on your journey toward home ownership.

    Start Researching the Market Earlier Rather Than Later

    Preparation is essential when it comes to purchasing a home. It's extremely important you start researching early. I recommend visiting websites, reading local real estate publications, and driving around neighborhoods of interest. Also, note changes in asking prices for homes that catch your interest. When an asking price goes down, it's a good indicator that the seller is motivated.

    Figure Out What You Can Afford

    Experts recommend purchasing a home who's cost equals up to five times your yearly household income. Moreover, they say it's best to make a minimum down payment that equals 20% of the home's value. Purchaing a home should not be financially straining. By following these simple guidelines, you can avoid a potentially stressful financial situation. That being said, there are still many options for those who are unable to meet these guidelines. It all depends on your individual situation.

    Get Prequalified

    Before getting serious with your home search, it's essential to figure out how much you can afford with a mortgage pre-qualification. To get pre-qualified, you'll need to provide your mortgage representative with some financial information. This includes income, investments, expenses, and debt obligations. After carefully reviewing your profile, they'll come back to you with a specific loan limit. Armed with this information, you can search homes with confidence, knowing clearly which are within reach.

    Find a Real Estate Agent You are Comfortable With

    A good real estate agent will guide you through every step of the home-buying process, always providing you with pertinent information. It's essential to find an agent with lots of experience- someone who knows all the ins and outs of the home buying process. Additionally, your agent should posses strong negotiation skills, listening skills, and extensive knowledge of the local market.

    Find a Home You Love & Make an Offer

    Once you get pre-qualified and find an agent, it's time to seriously start consdering specific homes for purchase. You'll likely consider many homes before making an offer. During your search, it's helpful to take notes on things you like and dislike about specific homes. You can then go back to compare and contrast, and see which properties meet your needs best.

    During your home search, you won't just assess different properties, but also the neighborhoods they reside in. There are several questions you will want to ask. Are neighboring homes in good condition? Is the neighborhood safe? What services are nearby? Your realtor can be an invaluable resource in providing the answers.

    Once you find a home you love, your agent will negotiate a fair price on your behalf. Usually, this is bsed on the sales prices of comparable homes in the same area. After you and your seller agree on a price, the home goes into escrow. Barring unforseen circumstances, you'll be on your way to being a home owner!

    Home Inspection

    A purchase offer is typically dependent on a successful home inspection that checks for structural damage and items that need fixing. Your agent will arrange for one after the seller accepts your purchase offer. If the inspection uncovers lots or needed repairs, your agent can negotiate a lower price to cover costs. Otherwise, you may ask for repairs before agreeing to the sale. Before the sale closes, I recommend doing a walkthrough to ensure all repairs are complete.

    Select Your Loan

    Your mortgage representative will help you select a loan that meets your financial needs. Upon settling your loan terms, they will arrange for a home appraisal to determine that your loan does not exceed your home's value. Furthermore, they will hire a title company to make sure the title to the home is legitimate and free of liens.

    Finalizing the Sale

    To close a sale, you will need to sign all required paperwork, includig title and loan documents. After submitting your loan, it takes only a few days for fudning to come through. As soon as the seller recieves the check, you are ready to move in and start enjoying your new residence!
